I’ve spent most of my life here in the Midwest, and I wouldn’t trade it for anything. Evansville, Indiana, has been a home base for me both personally and professionally. It’s where I built my career in real estate, managed more than 100 rental properties, flipped houses, and now where I’m launching my next chapter—Titan Atlas Capital, a real estate investment fund focused on private student housing across the Midwest.

Over the years, I’ve had the chance to meet people from all walks of life, from small business owners to investors from bigger cities. One thing that always stands out is how different the pace, mindset, and values are here. The Midwest might not move as fast as the coasts, but what we sometimes lack in flash, we make up for in authenticity, reliability, and work ethic. And honestly, those values are what built my business and my character.

Hard Work Isn’t Optional

One of the first lessons I learned growing up in Indiana was that hard work isn’t optional—it’s expected. Whether it’s putting in long hours fixing up a property, managing a difficult tenant situation, or overseeing a construction project that runs into surprises, the answer is never “quit.” It’s “figure it out.”

That mentality has carried me through every stage of my real estate career. When I first started out back in 2009, I didn’t have a team of experts or investors backing me. It was just me, learning as I went. I bought, repaired, and rented properties with my own two hands and a lot of trial and error. It wasn’t glamorous, but it was real—and it taught me the value of grit.

In today’s world, where so much is automated and instant, there’s still something powerful about old-fashioned effort. You can’t fake consistency. You can’t shortcut reputation. The people who show up every day, even when it’s tough, are the ones who win over time.

Relationships Over Transactions

Another core Midwest value that’s shaped me is the idea that relationships come before transactions. In the real estate business, it’s easy to focus on deals and numbers. But I’ve learned that the relationships behind those deals—tenants, contractors, investors, and community members—are what really make the difference.

When you treat people fairly, they remember. When you answer the phone, keep your word, and do what you say you’ll do, it builds trust that lasts a lifetime. I’ve had tenants who’ve rented from me for years and contractors who’ve been by my side since the early days. Those relationships don’t just happen; they’re built over time through honesty and follow-through.

Even in launching Titan Atlas Capital, that same philosophy applies. Investors aren’t just numbers on a spreadsheet—they’re partners who trust you with their capital. Communities aren’t just properties to manage—they’re living, breathing neighborhoods full of people who rely on what you build. That sense of responsibility comes straight from Midwest values.

Honesty Really Is the Best Policy

It might sound cliché, but in business, honesty is everything. When you grow up in the Midwest, your word means something. A handshake still matters here, and I carry that same mindset into my work. Whether it’s managing a renovation budget or discussing investment opportunities, being transparent is non-negotiable.

That doesn’t mean everything always goes perfectly—because it doesn’t. But being honest, even when things get messy, builds credibility that no marketing campaign can replace. Investors, tenants, and team members appreciate transparency, and that’s what keeps them coming back.

In a time when so many people chase quick wins or short-term profits, honesty and integrity have become real competitive advantages. People want to work with someone they can trust. That’s not just a business strategy—it’s a way of life.

Community Comes First

One thing I’ve always loved about the Midwest is the sense of community. People look out for each other. We show up when someone needs help, and we take pride in keeping our neighborhoods clean, safe, and welcoming.

In my line of work, that sense of community drives everything I do. Whether it’s renovating older student housing or managing rental properties, I always think about how those decisions impact the people living there. Real estate isn’t just about buildings—it’s about building communities.

That’s a big part of why Titan Atlas Capital is focused on private student housing. College towns throughout the Midwest are full of potential. By improving the quality of housing, we’re not just creating returns for investors—we’re improving the lives of students and strengthening the towns they call home.

Staying Grounded as You Grow

As my business continues to expand, I remind myself daily not to lose sight of where I came from. The Midwest keeps you grounded. It teaches you humility, patience, and the importance of earning everything you get. Those lessons stick with me, no matter how big the projects get.

In a world that moves fast and often values flash over substance, staying true to Midwest values—hard work, honesty, and community—has been my anchor. It’s how I’ve built lasting relationships, created sustainable success, and kept my feet on the ground even as new opportunities come my way.

The Midwest might not get the same attention as the big coastal cities, but the people here have something that can’t be bought or faked: genuine values. We believe in putting in the work, telling the truth, and taking care of the people around us.

As I continue building Titan Atlas Capital and growing my real estate portfolio, I plan to keep those same principles front and center. Because at the end of the day, success isn’t just about how many deals you close or how much you make—it’s about the kind of impact you leave behind and the reputation you build along the way.

And if there’s one thing I’ve learned from growing up and working in the Midwest, it’s this: doing things the right way will always pay off in the long run.

I’ve been in real estate since 2009, managing over 100 rental properties and flipping countless single-family homes. Over the years, I’ve learned that success in real estate isn’t just about buying properties—it’s about understanding the market, anticipating trends, and finding opportunities others might overlook. One of the most exciting opportunities I’ve come across recently is private student housing in the Midwest. What some see as a niche market, I see as a hidden goldmine.

Why the Midwest?

When most people think of student housing investments, their minds drift to big coastal cities or major college towns. But the Midwest has a unique combination of affordability, strong student populations, and consistent rental demand. Cities like Bloomington, Indiana; Madison, Wisconsin; and Columbus, Ohio are filled with universities and colleges that attract thousands of students every year.

The beauty of these markets is twofold: first, the cost of acquiring and managing properties is significantly lower than in coastal areas. Second, there’s an ongoing, stable demand for quality student housing. Students will always need a place to live, and as universities expand and enrollment grows, that demand becomes more predictable and reliable than in some other real estate sectors.

Consistent Demand Means Predictable Returns

One of the biggest advantages of investing in student housing is predictable cash flow. Unlike single-family rentals or short-term vacation properties, student housing has a steady stream of tenants year after year. Even during economic downturns, enrollment tends to remain relatively stable, which provides a layer of security for investors.

I’ve managed hundreds of properties, and one lesson I’ve learned is that predictability is priceless. Knowing that your investment will generate consistent income allows you to scale responsibly, plan for renovations or upgrades, and reinvest in additional properties without unnecessary stress. Student housing offers exactly that kind of stability.

Opportunity for Value Creation

Student housing isn’t just about buying properties and collecting rent—it’s about adding value. Many older properties near campuses are under-maintained or under-managed, presenting a unique opportunity for investors to renovate, modernize, and optimize living spaces.

Simple upgrades—like updated kitchens, modern bathrooms, or communal study areas—can dramatically increase both rent and occupancy rates. By providing students with a quality living experience, you not only generate higher returns, but you also create properties that stand out in the market. That’s the key to long-term success in this sector: combining consistent demand with strategic improvements.

Building a Community

Student housing isn’t just real estate—it’s about people. Students are at a stage in life where living conditions matter more than ever, and well-managed properties create a sense of community and stability. For me, that human element is just as important as the financial side of the business.

When tenants feel respected, safe, and supported, they stay longer, take care of the property, and refer friends. That reduces vacancy rates, minimizes turnover costs, and builds a positive reputation. In my experience, student housing properties that foster a sense of community outperform those that simply treat tenants as numbers.

Why a Fund Makes Sense

Over the years, I’ve realized that scaling investments in student housing requires more than just buying individual properties—it requires structure and strategy. That’s why I’m launching Titan Atlas Capital, a real estate investment fund focused on private student housing throughout the Midwest.

By pooling resources and leveraging a professional management system, we can acquire multiple properties simultaneously, implement value-add strategies efficiently, and provide investors with a consistent, transparent experience. The fund model allows us to scale faster, mitigate risk, and maximize returns—all while maintaining high standards for tenants and properties.

Long-Term Growth Potential

Midwest student housing is more than just a short-term play; it’s a long-term growth market. Universities continue to expand programs, attract out-of-state students, and invest in local infrastructure. Meanwhile, affordable housing options near campuses remain in high demand. That combination ensures that well-managed properties will continue to be in demand for years to come.

Additionally, the Midwest offers opportunities for diversification within the student housing sector. By targeting multiple cities and campuses, the fund can reduce exposure to a single market, increase stability, and optimize portfolio performance. For investors, this is the sweet spot: high demand, predictable returns, and room for strategic growth.

Student housing in the Midwest might be overlooked by some investors, but for those willing to see the opportunity, it’s a hidden goldmine. The combination of stable demand, affordable acquisition costs, and the potential for value creation makes this sector incredibly attractive.

For me, it’s not just about the numbers—it’s about building communities, providing quality living spaces, and creating long-term value for both students and investors. With Titan Atlas Capital, I’m excited to scale these strategies, offer investors a solid opportunity, and continue building properties that make a real difference.

If you’re looking for a real estate market that combines stability, growth potential, and tangible impact, don’t overlook student housing in the Midwest. For those willing to invest wisely, the returns—and the satisfaction—can be substantial.

I’ve been in real estate since 2009, and let me tell you—what started as a few rental properties quickly turned into a full-blown passion and career. Over the years, I’ve owned and managed over 100 rental properties, completed countless single-family flips, and learned a ton about what it really takes to succeed in this business.

Now, I’m taking that experience to the next level with the launch of Titan Atlas Capital, a real estate investment fund focused on private student housing throughout the Midwest. Looking back, the journey from flipping houses to running a fund has been full of lessons, challenges, and opportunities that I want to share—because scaling your real estate portfolio isn’t just about buying more properties; it’s about thinking bigger, smarter, and more strategically.

Starting Small: The Power of Flips and Rentals

Like a lot of real estate investors, I got my start with single-family homes. Flipping houses taught me so much about attention to detail, budgeting, and timing. Every renovation is a puzzle, and every completed flip felt like a small victory. At the same time, I was building a rental portfolio. Managing over 100 properties taught me lessons that no book could ever cover: how to build solid relationships with tenants, anticipate maintenance issues before they become disasters, and make financial decisions that keep your investments profitable long-term.

Starting small was crucial. It allowed me to make mistakes in a controlled way, learn from them, and gradually refine my approach. If I had tried to launch a large fund right out of the gate, I wouldn’t have had the foundation to do it successfully. The flips and rentals were my training ground.

Seeing the Bigger Picture

After years of managing properties individually, I realized that scaling isn’t just about owning more houses—it’s about creating a system that works for you. That’s when the idea of an investment fund started to make sense. Instead of buying one property at a time, pooling resources with investors allows for larger acquisitions, more strategic deals, and a bigger overall impact.

With Titan Atlas Capital, my goal is to take the lessons I learned from flipping and managing properties and apply them on a larger scale. By focusing on private student housing, we’re targeting a sector that has consistent demand, especially in Midwest college towns. Students need quality housing, and by providing it, we’re not just investing in properties—we’re improving communities and creating steady returns for our investors.

Building Systems That Work

One of the key differences between managing a few rentals and running a fund is systems. When you’re managing 100 properties, you quickly realize that you can’t do everything manually. You need processes, software, and a reliable team. The same principle applies to a fund.

Titan Atlas Capital isn’t just about buying properties—it’s about managing them efficiently, making smart financial decisions, and keeping investors informed and confident. That means developing clear processes for acquisitions, property management, reporting, and growth. Scaling without a system is a recipe for stress and mistakes.

Learning From Every Step

Every stage of my real estate journey taught me something new. Flipping homes taught me about timing, budgeting, and value creation. Managing rentals taught me about people, problem-solving, and long-term planning. And now, launching Titan Atlas Capital is teaching me about collaboration, investor relations, and strategic growth.

One thing I’ve learned is that mistakes are inevitable—but they’re also invaluable. Every challenge has pushed me to adapt, improve, and think differently about real estate and investments. The key is to learn fast and implement changes so you don’t repeat the same mistakes. That mindset has been crucial in scaling my portfolio and preparing for the launch of the fund.

Why Student Housing Makes Sense

Private student housing might seem like a niche market, but it’s one with tremendous potential. College towns have a steady influx of students, and there’s always demand for well-managed, high-quality housing. By focusing on this sector, Titan Atlas Capital can deliver consistent returns while providing a tangible benefit to the communities we serve.

Investing in student housing is also a great way to diversify and stabilize a portfolio. Students may come and go, but the demand never disappears, and careful management ensures that properties remain profitable year after year. It’s about combining smart strategy with a clear understanding of the market.

Scaling from flips to a fund isn’t easy, but it’s incredibly rewarding. Titan Atlas Capital represents the culmination of years of hands-on experience, lessons learned, and a vision for growth. It’s about more than just investing in real estate—it’s about creating opportunities, building communities, and providing a platform for investors to access high-quality, profitable properties.

If there’s one piece of advice I can give to anyone looking to grow their real estate portfolio, it’s this: start small, learn everything you can, and then think bigger. Flips and rentals teach you the foundation, but scaling strategically—through funds or larger investments—is how you maximize impact and build long-term wealth.

For me, Titan Atlas Capital is just the beginning of the next chapter in my journey. And I can’t wait to see where it goes.
